Selene Finance foreclosed on my property March 4, 2025. Chase sold / transferred my mortgage to Selene after I found Fraud by Chase. I informed Chase of the Fraud they were committing and they quickly transferred my loan to Selene, I requested Selene provide me proof that they owned my loan and they couldn’t. I live a non-judicial state. I filed claims with every agency I could with no relief / help from any agency. It is a big scam and there is no to help the people. All of the organizations take the Companies word for it without actually being investigated for there fraudulent behavior.

I feel you, fraud is selene business model. They not only traded on a note that was executed prior to me signing loan docs, but used another different note as a certified original, both without my knowledge or approval,, I have a letter from prior service co. Zero balance, selenes accounting is totally fraudulent, they will not prove they have proof of any legal claim , can not provide accounting, selene is a foreign limited partnership !!!! scamming hard working , tax paying, American citizens, why do all the government agencies completely blow you off do you think you could go to there country and foreclose on their citizens property without documentation, How can they make unsubstantiated claims, preying on the vulnerable and elderly purposely Will the ACLU or ?? help??

I guess I will start with the most recent issue with Selene. In Feb, we were behind January and Feb payment (Feb due on 1st with 15 day grace). I did not want to fall behind 3 months so on Feb 27th, I submitted a payment via ACH payment. I have done several ACH payments in the past and have never had an issue. Payment is submitted on Friday, the payment is withdrawn from my checking on the following Monday. Monday came, money still in acct. Tuesday, same thing. It was on Wednesday March 4th, I called and asked what was going on. The CSR told me according to their records, the payment was submitted on the 27th and was posted on the 2nd. The CSR told me they showed I owed for Feb and now March was in grace period. I informed them the money was still in my account and his response was they might be behind but be patient, it would be taken out soon. Thursday the 5th, I called again and was told the same thing. My account showed I was paid up till Feb and March payment. Friday the 6th, money still in my account and my payroll deposit was now also in my account. I had double the outstanding submitted payment. I again called and suggested that I do another ACH payment, this time for 2 payments, the January and February payments. The CSR adamantly advised against this. He said that may result in 3 payments being withdrawn and cause a NSF event. If that happens, all 3 payments would be rejected, regardless if there was enough to cover 2 and I would be charged NSF fees for 3 payments and never be allowed to use ACH to make a payment. I was then told again to be patient. The payment was submitted, posted, and was shown as paid. Probably just a glitch, he said. Because of past experience, I did not touch that money. Days went by and the money sat there, never touched by me or them. When I had my next payroll deposit, I wanted to make the Feb payment. This would make me 1 month behind, March. The day before (Thursday), I received a letter in the mail from a law firm stating that I was 3 months behind on my mortgage and that my mortgage was now in “acceleration”. After 6 tries, I finally got a real person to speak with. When I questioned her about the ACH payment and why it was never withdrawn, she claimed that they attempted withdrawal on March 6th after my phone call about making another ACH payment for 2 months. She claimed the payment request was rejected as a NSF! I explained the whole situation from the day I submitted the payment (Feb 27th) to the phone call on March 6th and told her there was no way possible that it was NSF. I even told her on that same day, I offered to make another ACH payment for 2 months and why would I do that if it was NSF? She still insisted it was. I told her I was looking at my account statement as we spoke, and there was no such attempt made to withdraw the funds. She basically came back with the process of an ACH payment like I wasn’t aware of it even though I do it all the time. When I tried to tell her I was aware and I was not questioning the process, she became rude and told me to stop talking over her. When I asked her for the exact date, time, and amount of the withdrawal, she said it was at 5:15 pm on the 6th. I again checked my bank statement while on the phone, nothing. I told her that my bank notifies me of any NSF and gives me 24 hours to cover it and I received no such notice from them (there was double the amount in my account that day). She then said my bank made an error then. I then asked why I had not received a notice by phone and/or mail from Selene that there was an NSF return? She stated that there was an attempt by phone on March 18th (my phone records read differently) and a letter was sent “around” the same time, it’s probably just held up in the mail. Even though the attorney letter wasn’t? Soooo I then asked, what now? She said that I would need to make 2 payments before April 1st and could only make them by money gram ($17 fee) or by calling a CSR to make an ACH payment. But then stated I could not make it ACH through the automatic phone payment system because of the NSF. WHAT?? So I asked about NSF fee and the lawyer fees and she stated “don’t worry, you won’t have to pay those till the end of your mortgage”. I said, that is not what I’m asking, I’m asking how much so I know the amount I will be disputing. She then said regardless of whether or not you dispute the NSF or the fees, your payments will be so far behind by then, you risk foreclosure. I then informed her that I have been recording our conversation in case they were not, I plan on making my payments as required while I dispute, and I want the written notice that was supposedly mailed o me, sent to me via email so I have it for my records. She then tried to sell me on a modification and/or a payment plan. I said I wasn’t interested. I then again asked for the proof to be sent via email and she responded quickly that it was in her notes and if there wasn’t anything else she could help with then have a good day. Bye. The money has been in my account for over 3 weeks! This is just the latest in a 5 year battle with Selene Finance. Which has included adding homeowners insurance through them on top of my qualifying policy through my insurance company, trying to add flood insurance as a requirement when I do not live in an area that requires it. Refusing a payment when 30 days behind. Refusing payments when 30 days behind (without informing me they were refusing it, and not sending the check back promptly) and then holding the preceeding 2 payments after that (90 days of payments) and then mailing me back a check for 3 payments stating that they will not except any payments unless it covers 4 months now due. Proceeding with foreclosure and attempting an auction while in loss mitigation process. “Loosing” the loss mitigation documentation, twice. Not paying taxes from escrow on time and trying to force me to pay late fees. Not applying over paid funds to principle as requested. Raising payments 2-3 times a year on a fixed rate mortgage and stating it is due to raised property taxes and insurance. Sending a letter every other month with my new mortgage case “specialist” which includes a direct phone number that doesn’t work. When you call there is just silence for minutes then a busy signal. I have never been able to reach anyone listed on the letters. Ever. The payment and billing information on the automated system NEVER matches the information the CSR gives you when you can reach a CSR. The CSR tells you to pay this amount by this day. When you try to pay it by that day, a different CSR tells you the previous CSR was mistaken, it is now a larger amount. And when you ask how long do you have to pay the larger amount, they are also mistaken according to the different CSR you speak to on the day you attempt to pay the amount previously told to you by the previous CSR. The amount is now even larger and they require it faster. I went through 4 different CSR’s at 4 different times and even though everything is in the notes as to how much and when each one stated, they were mistaken. They hold you over a barrel knowing any delays or disputes could result in Loosing your home. It is what they want from my experience. I owe less than 1/4 of what my home is worth. They keep pushing refinancing or modification on me and when I refuse (my rate is half of what the rates are now) they pull some off the wall crap and make it harder for me to find a solution other than refinancing or modification. Selene is the 4th different servicer I’ve had in 10 years. First, Chase took payments direct. Then we had nationstar then Mr Cooper, then shellpoint, and now stuck with Selene. They are definitely the worst I have ever dealt with.
